Terms and Conditions of Stay

By making a reservation at our property, the guest declares that he/she has read, understood and accepted these Terms and Conditions.

1. Booking and Payment

• Reservations can be made online on the official website, by email or by phone.

• To confirm the reservation, payment is required 50% of the total amount.

• The balance must be paid by 15 days before arrival.

• Payments are accepted by credit card, bank transfer or other methods indicated on the site.

• The reservation is confirmed only upon receipt of the deposit and the relevant confirmation by email.

2. Cancellation Policy

• Cancellation at least 14 days before check-in: 100% refund of the amount paid.

• Cancellation between 7 and 14 days before check-in: 50% refund of the amount paid.

• Cancellation within 7 days prior to check-in or no-show: no refunds.

3. Check-in and Check-out

• Check in: from 3:00 pm. For arrivals after 8:00 pm, advance notice is required.

• Check out: by 10:00 am. Late check-out is subject to availability and may incur additional charges.

• At check-in, a valid identity document is required for each guest.

4. Tourist Tax

• In accordance with the regulations of the Municipality of Noto, a tourist tax of €3 per person per night, to be paid upon arrival (subject to regulatory updates).

5. Rules of the Structure

• Pets: admitted with a supplement of €50 for extra cleaning (to be communicated at the time of booking).

• No smoking inside: Smoking is only permitted outside and on balconies.

• Unregistered guests: access or overnight stay of people not included in the booking is not permitted.

• Quiet hours: from 10:00 PM to 8:00 AM, out of respect for the rest of the other guests.

• Damages: any damage to the structure or furnishings will be charged to the guest.

6. Equipment Included

• Ultra-fast WiFi

• Air conditioning in every room

• Smart TV

• Automatic shutters

• Private bathroom with shower and courtesy set

• Alexa for voice assistance

• Sheets and towels

• Equipped kitchen (only for those who book the entire apartment)

7. Extra Services on Request

• Private garage: €15 per day

• Baby cot: €5 per day (upon reservation)

8. Responsibility

• The property is not responsible for theft or loss of personal items.

• We assume no responsibility for any interruptions to public services not directly attributable to the facility.

9. Changes to the Terms

We reserve the right to update these Terms and Conditions at any time. In the event of significant changes, guests who have already booked will be informed promptly.
